Abstract/Contents:Discusses the relationship between the real estate market and golf course construction. States that "the [United States] is going through an extended phase of rapid real estate growth and construction from outward cities and established town centers...The growth of the housing market covers the gamut, from aspiring first-time homeowners to empty-nesters looking to settle into luxury communities or retirement homes." Reports that "those looking for a burgeoning luxury golf market point out that real estate-related golf development now comprises 61 percent of the new course market, up from between 35-40 percent in the 1990s. But the number, while accurate, hides a deeper reality. The number of new real estate golf courses [in 2005] - 76...represents an absolute decline from [1995], when more than 125 real estate courses were opening annually." Mentions that "golf real estate is driven by the real estate market, not the golf market...[but] when the homesites sell out and the developer leaves, golfers usually find out that maintaining the course and clubhouse amenities is beyond their reach." Concludes that "overbuilding and overhyping can only lead to financial stress down the road."
